  1. Can we bring our own contractor or does the developer have to build our home?

    New builders are welcomed once you obtain your lot, anyone can build your new home, BUT we would welcome the opportunity to bid on it.


  2. Are there any impact fees effecting the purchase of the lots?

    Cheatham County requires a $3,750 fee, half of this development fee is paid by the developer in the lot and half is by the buyer.



  3. Does this developer mandate sprinkler systems in all new homes?

    Yes, we are very safety conscious and research has proven homeowners insurance is reduced by 15 to 30% by this safety factor.



  4. Can you help with the recommending of mortgage loan institutions?

    We work very well with several that would meet your needs on a construction or finance loan.



  5. Can you help with a house plan?

    Yes, we have several avenues to advise you on.



  6. What is the time limit to build a home once we have our lot?

    There is no limit until construction starts. Then you have up to a year to build your home.



  7. Will we be allowed to visit the job site and ask questions?

    We encourage you to visit and stay informed as much as you would like.



  8. Is there a homeowners association?

    Yes, this is in place to protect your investment and it helps you control what is going on in H.L.R. Currently the dues of $600 yearly entitles you to all amenities. This fee starts when the lot is purchased.


  9. What are the amenities of H.L.R.?

    The hiking trails are now partially under constructoin; use of the lakes are now available for lot owners and construction of a clubhouse and picnic pavillion will begin when access to lake #2 is easily accessible.



  10. How much available land is for my recreation use?

    All open spaces that pertain to common areas according to the association.
